Renovation and miscellaneous repairs to 360-unit, 12-story apartment complex with tenants in place. Work included complete new mechanical rooms, new chillers, new boilers, replacement of fan coil risers and repairs to all fan coil units, installation of new windows, fire sprinklers, state-of-the-art fire alarm system, new kitchens, new risers, corridor renovations and general upgrade of the 1970s buildings, including conversion of one elevator to ADA standards.
Warder Mansion -Totten Cottage

The original Warder Mansion was built in 1880 at the corner of 14th and K Streets, N.W. and was relocated to its current address, 2633 16th Street, by Mr. George Totten in 1933.  Over the last 15 years, this historic structure, which had been abandoned, suffered tremendous damage due to neglect and various fires and water damage.  The property has been fully restored and turned into 38 luxury apartments. In addition, Monarc Construction, Inc. constructed an underground car park and plaza, onto which a 9-story 80-unit apartment building was constructed, facing onto 15th Street. The historic renovation included salvaging/recreating the fireplace surrounds, various crown moldings, ornate façade details, the entrance “arcade”, windows, wood base and masonry.

High rise/low rise luxury garden apartment project in Arlington, VA. These 51 brick and block units are constructed over two levels of underground parking for 454 vehicles, with the swimming pool, exercise room and community building on the ground level. Although situated in an urban environment, the design has allowed for extensive landscaping of the community grounds.

The original Olympia Hotel built in early 1900’s at the corner of 14th and Euclid Streets, N.W. and was in poor condition, suffered tremendous damage due to neglect and lack of proper maintenance. The property has been fully restored and turned into 76 one bedroom rental apartments. The historic renovation included rehabilitation of parking spaces, new electric service, new water service, preservation of building façade, new aluminum windows, new roof, landscaping, new elevator, and complete new electrical, plumbing & HVAC systems. The common areas, lobby & basement also have been completely renovated.

Renovation and Condominium Conversion of 46-units in two separate buildings with tenants occupied during construction. Work included new electrical service, new electrical feeds & panels, new plumbing risers, new kitchens, new bathrooms, corridor renovations, landscaping and general upgrade of the buildings

The conversion of high end mix use building having rental apartments & leased commercial space to condos. The upper floors from 6-10 consisting of 35 units were converted from rentals to condos including the repair of the balconies, new kitchens, new bathrooms, new flooring and finishes. The lobby and the common areas were also refurbished and the roof was replaced.

This building's water distribution pipe system had severe corrosion problem. This required all domestic water piping to be replaced. New industrial HVAC systems were installed and the units renovated.

The conversion of these 6 buildings at 3010-3100 Wisconsin Ave included the repair of the roof, structural framing, new boilers, windows and A/C units. The lobby and the common areas were also refurbished and the landscaping was updated. Kitchens and bathrooms underwent renovations.

Originally constructed in 1901 as St. Catherine's Home for Self-Supporting Girls by the Sisters of Mercy from Baltimore, the facility served as a dorm for single, employed women. Today, this charming five-story building features studio and one-bedroom apartments with many original details and plenty of new upgrades. This building was totally renovated.

Restoration of a 1940’s vintage 364 unit garden apartment complex.  The project was completed in three phases with two of the three phases occupied during construction.  Renovation covered the full range - from demolition, exterior renovations, site work, and interior renovations through turn-key of the apartment units and common

Renovation of 72 low income apartments including the construction of a new community center, 6 new laundry rooms and new children's playground. The renovations included reconfiguring 4 ground floor apartments to handicap accessible units. All 72 apartments were given a complete interior facelift from new paint to carpet and kitchen appliances, bathroom tile, tube refinishing, and interior door repair or replacement for all closets, bedrooms etc. New individual gas/electric furnaces and air-conditioning units were also installed in every apartment.

Renovation of 4 buildings containing 16 units per building. Replacement of kitchen and bath with minimum impact on the residents. Monarc Construction in conjunction with DCRA devised a schedule to renovate the units in 5 working days. The residents moved out on Sunday night and moved back in on Saturday morning. Renovations of the mechanical, HVAC, new kitchens and baths and redecorating was done at this time.
